Willow Trace is a small development of about 80 homes. We have never had any problems in the 8 years I have lived here and it is very rare that the RR Police are in the neighborhood. A very friendly community just two blocks away from RR Sports Complex with dog park. About two miles from RR High School, RR Library, Aquatic Center and Blade Center. Close to shopping and lots of places to walk.  I picked this house because it is very bright and has a nice back yard. You can watch 4th of July Fireworks from my backyard. Many weekends the hot air balloons fly right over the house and during Balloon Fiesta the sightseeing is wonderful!  The yard is very low maintenance with iris, rose bush, lilac bushes and three trees in the backyard. The front yard has a new Red Maple tree that was just planted last year and should be beautiful in a few years and also a beautiful Butterfly bush. Sunrises and sunsets are great from both front and back.  All the windows are coated with 3M sun screen which helps a great deal in the summer. All windows also have custom Hunter Douglas blinds/pleated shades. 5 ceiling fans throughout the house, air flew is very nice.

Here in Diamond Ridge, we're far enough away from the center of Rio Rancho to enjoy the peace and quiet yet close enough so that trips to the grocery store or Albuquerque don't take long. This neighborhood is quiet with very little vehicle traffic and is also very safe. Many people can be seen out walking in the morning.


We are very close to both Rio Rancho Middle and High schools and also to the Rio Rancho library on Loma Colorado Drive. The neighbors here are quiet, friendly, and of a mature age.


The lots in this neighborhood are larger than other newer developments and that means a larger backyard and more space between the houses. The three car garage has proven to be particularly nice. That third space has worked very well for storage.


This particular house has a nice view of the Sandia mountains from the living room and back yard. In the evenings, when the sun is setting, that view can be breathtaking. During the winter when the Sandias receive snow, the view is equally magnificent.


Inside the house, the vaulted ceilings in the kitchen, living room, and bedroom give those areas an open feeling. The house faces west so that means summer evenings are very pleasant on the back patio, which faces away from the sun.


All in all, the proximity to everything, quiet neighborhood, and three car garage make this house particularly attractive.

Don’t get too excited; there’s another checklist. The major, internal repairs and updates that will increase your home’s health and value. In this article, we’re going to discuss three of the most important repairs that are also the best investment for a return.


Ensuring that your roof is in good repair, or that your plumbing and wiring are up to date, will reassure potential homebuyers that they’re buying a safe home with few needed repairs.


Maintain or Replace the Roof


Every homebuyer wants to know that he or she will be “under a good roof.” He wants to know that his family will be safe in his new home. A broken, leaking roof is not reassuring.


Windstorms and hail can damage your roof, and aging shingles leave your roof vulnerable to leaks. Roof leaks can severely damage the structure of your home by soaking and decaying beams and walls. It’s bad news for your insulation, and the moisture will also welcome in hazardous mold.


A bad roof means a series of repairs that no new homebuyer is going to want to tackle.


Old House Means Old Pipes


Old homes mean old, rusting pipes. Pipes have a life limit. Depending on the material, pipes can last several decades (80 to 100 years), but pipes used for drain lines (PVC) only have a lifetime of 25 years. Even if you’re not living in an old home, if you see the following signs, you may need to find a capable plumber soon.


1)    Corrosion on exposed pipes—such as flaking, and discoloration. 2)    Low water pressure may mean there is a leak somewhere in your piping system.3)    Rust in your water—particularly after not being used for a long period. 


Update or Replace Wiring


Faulty wiring has been the culprit to numerous house fires and other disasters. But who knows if the wires behind your walls are up to code? So how do you know if you need to replace your wiring? A few signs include flickering lights, blown fuses, and outlets warm to the touch. Wiring insulation ages and decays. If your house is over 40 years old, or if the utility box, outlets, and switches look old, they probably need replacing, or at least inspected.
