Northwest
More bang for your buck! The Northwest area of Albuquerque has seen the most growth in recent years, this is due to the availability of land on the westside. This area offers much more house than you can buy anywhere else in the city. Each neighborhood such as Paradise Hills, Ventana Ranch, Ladera Heights, and Taylor Ranch vary in home style, age, condition and ammenities. The Sandia Mountains run along the eastern side of Albuquerque, and the Rio Grande flows through the city, north to south.
A big attraction to these neighborhoods is the convenience to major road access such as Coors Blvd, Unser Blvd, Montano and I-40. Within a few miles of each other, three of the five bridges that cross the Rio Grande River gives residents easy commuting. Also the array of retail commericial services including Cottonwood Mall offer the ammenities people search for. Intel in Rio Rancho is just a stone's throw away and an easy commute from the Westside.
Northeast
The most obvious boundry that defines the Eastside is anything East of I-25. Current residents living on the Eastside of Albuquerque would'nt live anywhere else. I think they love this area because it is more established, homes have some character, and near their work. Kirtland Air Force Base, Sandia Labs, University of New Mexico, Lovelace Respiratory Research Institute, PNM and Downtown Albuquerque are the major areas of employment and an easy commute from the eastside.
Home prices are a bit higher and homes are older meaning they are 30 years plus. Some have been updated to modern standards and some have not. Areas such as Tanoan Country Club, Sandia Heights, North Albuquerque Acres, Academy Heights and Foothills are always in high demand including homes east of Tramway situated near the Sandia Mountains with views of the city.
Southwest
This is the place for a great affordable newer home. The South Valley and Southwest is distinct with a mix of new and older development. The South Valley along the Rio Grande River corridor is ripe with pasture's, farm land, alfalfa fields and mature cottonwood trees.
West of Coors Blvd is the Southwest heights where newer homes dominate the area. There has been an increased attention to this area due to the extension and improvement of Unser Blvd thru to Rio Bravo and a new retail development which will feature Lowes as the anchor. Great location for first time homebuyers as homes range from the low $100's.
Southeast
Kirtland Air Force Base, University of New Mexico, Sandia Labs are the dominate employers in this area. New subdivision such as Volterra have been a big draw to the Southeast area just off Juan Tabo North of I-40. Builders such as Raylee, Vantage, Centex and other are currently building in the Volterra Subdivision. Four Hills, Ridgecrest, Nobhill, are some of the popular neighborhoods.
